Different Strokes, for Different Folks

YES IT   IS*     COULD BE*    MAYBE*   

A GREAT TIME TO SELL…

See that * above.

That asterisk represents a whole loaded set of questions that you won’t see most Realtors asking.

Is there limited inventory? YES

Are prices higher than in recent years? YES

Does that mean it is the right time for EVERYONE to sell…not necessarily.

The match made in Real Estate Heaven (for buyers and sellers), is finding someone who meets their needs, understands their goals and can help direct them to a decision.  Even if sometimes that decision ends up being NOT selling or NOT buying a property.  (YES I JUST SAID THAT. Commence the hate mail from hundreds of Realtors to flood my inbox).

 Honestly.  These are questions I get ALL the time:
Q:  When is the best time to sell?

A:   When does it make sense for your family?  Where are you planning on moving to? Do you need help planning that next move? And the most important thing I say, move when you are ready.  Listing your home before you have a plan in place, can lead to unneeded and additional stress, for me and for you.

 

Q:   I see all these “List Before Spring” ads from Realtors…why?

A:  The market does have a lower than average inventory.  What does that mean for you as a Seller? An equally balanced buyer and seller market means that we would have about 3 months of inventory on the market.  (Meaning if no more houses came on the market, the buyers would buy up all of those houses within about 3 months worth of time).  Currently that level is at about a 1.5 months.

Yes, Listing your house before Spring can be an advantage (but see above paragraph for formulating a plan).

Right now, your house could be 1 of only 5 other comparable homes in the area.   But after the spike of listings, your house could be 1 of 10 homes competing against each other. Traditionally, more listings go on the market during Spring Break. (See graph)

BOTTOM LINE

You gotta do, what’s best for you.  And that first step, can be calling me.  It is my goal to make your real estate purchase, sale, relocation and experience the absolute best and positive for you.  Sounds ridiculously simple, and that’s the way I want it for you.
